Why get an EPC?

EPCs have been required by law since 2008 in England/Wales and 2009 in Scotland. It is against the law to advertise a property for sale or rent without an EPC certificate. There’s a fixed penalty of £200 for not obtaining one when it is needed. it is the responsibility of the seller to provide the EPC to the potential buyer. If it is being rented, then it is the responsibility of the landlord to provide the EPC to the potential tenant. An EPC highlights the energy efficiency improvements you could make, how much they will cost, and how much you could save. This can be useful when looking to improve your current property, or if you’re looking to buy and improve.

What are Energy Performance Certificates?

An EPC assesses the energy performance of a property, from “A” representing the most energy efficient property to “G” representing the least energy efficient property. It must be carried out by a qualified Domestic Energy Assessor and will also show a building’s environmental impact by indicating its carbon dioxide emissions. The assessor looks at factors such as the wall, floor and roof insulation, boiler efficiency, and even the type of lightbulbs in use. EPCs are not used to provide a complete audit of a building, but rather as a means to assess the building and provide a list of recommendation to improve energy efficiency

How long does an EPC last for?

The certificate is valid for 10 years and required whenever a property is built, sold or rented. In other circumstances if any substantial structural changes have been made to the property for instance converted or extended or there are major changes to the building services such as a newly installed heating system an updated EPC certificate is required by law.

What are the Minimum Energy Efficiency Standards?

With the MEES in force, the lowest rating a privately rented property is allowed to achieve is an “E” – anything rated at “F” or “G” is not allowed to be rented out. From 1st April 2020, the Minimum Energy Efficiency Standards apply to all existing tenancies – not just new ones or renewals.
